Tenant buildouts

Commercial roofing

Many commercial buildings here have flat or low-slope roofs. We install and repair TPO, modified bitumen and metal roofs. We also set up roof maintenance programs, so drains get cleared, seams get checked and small problems get fixed before they leak into a tenant's space. Emergency and storm response

After a hurricane or a bad summer storm, the first job is making the building safe. We dry in damaged roofs, tarp openings, board up broken glass and stop water from getting further inside.   • Property managers. You need someone who answers the phone, shows up and sends clear updates. We can take one-off work orders or handle a list of buildings on a regular schedule.
  • HOA and condo boards. Boards need written scopes they can vote on and a contractor who respects residents. We explain the work in plain terms and keep common areas clean and safe while we're there.
  • Business owners. Shops, restaurants and offices along Central Avenue, 4th Street N, Tyrone and Gateway need work done without losing a week of sales. We plan around your hours whenever we can.
  • Beach hotels, motels and short-term rental owners. Gulf Boulevard properties in Treasure Island, Madeira Beach, St. Pete Beach and the Redingtons live and die by bookings. We work between guest stays and in phases so rooms can stay open.

We manage our own crews and coordinate licensed trade partners for electrical, plumbing and mechanical work. You get one schedule, one contact and one licensed contractor responsible for the job.

Licensed and local

AllPhase holds a Florida Certified General Contractor license (CGC1533136) and a Certified Building Contractor license (CBC1266054). Those licenses cover commercial construction across the state. We pull permits in our own name and handle inspections with the local building department.

  2. We walk the property. We look at the problem, ask about tenants and hours and note anything else we see.
