Keep small problems small

Most big commercial repairs start as small ones. A clogged roof drain becomes ponding water. Ponding water finds a seam. The seam leaks into a ceiling over a tenant's register. By the time anyone notices, you're paying for a roof repair, new ceiling tiles and a frustrated tenant.

What we maintain and repair

Roofs

The roof protects everything below it, so it's where we start. On flat and low-slope roofs we clear drains and scuppers, check seams and flashing, look for blisters and soft spots and patch small problems before they spread. On metal roofs we check fasteners and panel laps for rust and lifting. We can put roof inspections on a regular schedule and send you notes after each visit. Exterior repairs

Stucco cracks, failed sealant, rotted trim, loose railings and worn soffits all let water in. We repair and reseal the building envelope so rain stays outside.

Doors and windows

Storefront doors take a lot of abuse. We adjust and repair doors that drag or don't latch, replace worn hardware and closers and fix frames. We also replace damaged doors and windows, including impact-rated units.

Drywall and ceilings

After a leak, the stain on the ceiling is often the first sign. Once the source is fixed, we replace ceiling tiles, repair drywall and patch and paint so the space looks right again.

Small accessibility fixes

Salt air and beach buildings

Buildings along Gulf Boulevard in Treasure Island, Madeira Beach, St. Pete Beach, the Redingtons, Indian Rocks Beach and Indian Shores age faster than buildings inland. Salt spray settles on everything. Over time it corrodes:

Keeping tenants open

A repair that closes a restaurant for a day costs real money. We plan work with that in mind.

  • Work around hours. We can start early, work after closing or schedule noisy work for slow days.
  • Phase the job. We work one area at a time so the rest of the building stays in use.
  • Keep it clean. We protect floors, contain dust and clean up each day.
  • Talk to tenants. When you'd like us to, we give tenants a heads-up about what's happening and when.
