Roofing in Treasure Island

Island roofs take more abuse than roofs a few miles inland. Wind comes straight off the Gulf, salt air works on metal parts, and summer storms push rain sideways. We build every roof for those conditions.

  • Roof replacement: architectural shingle, standing-seam metal, concrete and clay tile, and flat roofs (TPO and modified bitumen).
  • Roof repair: leaks, missing shingles, lifted metal panels, cracked tiles, and worn flashing.
  • Storm damage repair: tarping, dry-in, and permanent repairs after hurricanes and tropical storms.
  • Wind mitigation upgrades: stronger deck attachment, a secondary water barrier, and hurricane straps that can earn insurance discounts.

Remodeling after the storms

Hurricanes Helene and Milton put water inside a lot of Treasure Island homes in 2024. Many owners are still deciding whether to repair, remodel, or start over. We help you figure out which path makes sense before you spend money, including how the FEMA 50% rule affects your house.

Know the 50% rule first. If your home is in a flood zone and repair or remodel costs reach half of the building's value, the city can require you to raise the home or rebuild. Read our Treasure Island 50% rule guide.

Elevated new homes on the island

When a rebuild is the right call, we build new homes raised above the flood elevation the map requires. We handle the survey, engineering, and permits with the City of Treasure Island, then build from the pilings or stem wall up to move-in day.

  • Pilings, stem wall, and elevated slab foundations
  • Flood vents and breakaway walls where the flood zone calls for them
  • Impact windows and doors
  • Ground-level parking, storage, and entry designs that work below flood elevation

Every part of the island

Treasure Island isn't one place. It's a long Gulf beach plus a string of finger islands on the bay side, and each part has its own issues.

  • Sunset Beach: the south end, with older beach cottages and newer elevated homes packed onto narrow lots right on the Gulf. Wind exposure is about as high as it gets, so roof edges, fasteners, and openings matter.
  • Isle of Capri, Paradise Island, Isle of Palms, and Sunshine Island: waterfront homes on canals and the bay. Many took on water in 2024. Here the questions are usually repair or rebuild, and how high a new home needs to sit.
  • Along Gulf Boulevard: condos, small motels, shops, and restaurants. We handle roofing, maintenance, and buildouts for these buildings too.

Commercial work on Treasure Island

Beach businesses can't afford to stay closed. We work with owners, property managers, and condo boards on building maintenance, tenant buildouts, and commercial roofing, and we plan the work around your guests and tenants.

When a storm hits

If a storm opens up your roof or puts water inside, call us at (941) 809-8733. We'll get a crew out as fast as we can to dry in the roof, protect the building, and then make permanent repairs with the right permits. Read more about our emergency storm response.

Why hire an island contractor

Treasure Island has its own building department, its own floodplain rules, and a lot of homes that sit in high-risk flood zones. A contractor who works here every week knows what the city will ask for before the plans go in. That saves you time and keeps surprises out of your budget.

Nearby beaches we serve

Just up and down the coast, we also work in Madeira Beach, the Redingtons, St. Pete Beach, and Indian Rocks Beach. Across the causeway, we work all over St. Petersburg and Gulfport.

Questions Treasure Island homeowners ask

How long does a roof replacement take?

Most single-family re-roofs take a few working days once permits are approved and materials arrive. Weather and roof type change that. Tile and metal usually take longer than shingles.

Do you pull the permits?

Yes. We pull the permits with the city and schedule the inspections for roofing, remodels, and new construction.

Can you work on homes damaged in the 2024 hurricanes?

Yes. We can assess the house, give you a written estimate, and help you understand how the repair cost compares to the 50% threshold before you decide.
