Roofing in the Redingtons

Most homes in the Redingtons sit on a thin stretch of land with the Gulf on one side and the Intracoastal on the other. There isn't much between your roof and open water in either direction. That means wind, salt and sun all hit hard.

The housing here is a mix. You'll find older one-story ranch homes on quiet residential streets, newer raised homes, and condos and townhomes close to Gulf Boulevard. Each one needs a different approach on the roof.

  • Shingle roofs on older single-family homes. We use high-wind rated shingles and sealed decks.
  • Metal roofs for owners who want a long life and strong wind resistance near the water. See our metal roofing page.
  • Tile roofs on Mediterranean-style homes, including repairs to cracked or slipped tile.
  • Flat and TPO roofs on porches, garages and low-slope sections.
  • Storm damage repair after a blow, from a few missing shingles to a full section. More on storm damage repair.

Remodeling and Post-Storm Repair

The 2024 storms left a lot of Redington homes gutted. Some owners are still sorting out whether to repair, raise or rebuild. We can help you work through that with real numbers.

For homes that can be repaired, we handle the full job. That includes tear-out, electrical, drywall, flooring, new kitchens and baths, and impact windows and doors. If you're remodeling anyway, it's a good time to think about tile floors, raised outlets and other choices that recover faster if water ever comes back.

Keep in mind the FEMA 50 percent rule. If the cost of work on a home in the flood zone passes half the building's value, the town can require it be brought up to current flood rules. Our 50 percent rule guide explains how that works.

Elevated New Homes in the Redingtons

Lots in the Redingtons are often narrow. Building a raised home on a narrow lot takes careful planning for setbacks, stairs, parking underneath and space for equipment. We work through those details early so the design fits the lot and the town's rules.

A new elevated home puts your living space above the required flood elevation. You get parking and storage below and better views above. We handle teardown, foundation, framing, roofing and finishes under one contract. Learn more on our elevated home builder page.

What Makes Building in the Redingtons Different

Here's the part that trips people up. Redington Beach, Redington Shores and North Redington Beach are three separate towns. Each has its own town hall, its own code and its own permit process. A rule that applies on one street may not apply a few blocks north.

  1. Know which town you're in. The town line isn't always obvious from the road. Your property tax bill will show it.
  2. Check that town's building department. Permit offices and staff for these towns have changed in recent years, so we confirm the current process before every job.
  3. Plan for flood review. Nearly every home here is in a flood zone. Bigger remodels and new homes get a close look at elevation.

Wind and salt matter as much as paperwork. We use coastal-rated fasteners, sealed roof decks and corrosion-resistant metals. At the end of a roof job, we provide wind mitigation paperwork that documents how the roof was installed. Read about why wind mitigation forms matter.

Common Questions

Are the three Redington towns one city?

No. Redington Beach, Redington Shores and North Redington Beach are each their own town with their own rules. We confirm which one your home is in before we pull a permit.

Can you build a raised home on a narrow Redington lot?

Often, yes. Narrow lots take more planning for stairs, parking and setbacks. We look at your lot and the town's rules before design starts.

Do you handle condos and townhomes?

We work on single-family homes, townhomes and small buildings. For condos, the association usually controls the roof, so we'd work with the board.
