Lido Key, Siesta Key and Longboat Key
The keys are some of the hardest places on the coast to build. Homes sit close to open water, many are in high-risk flood zones, and getting crews and materials on and off the island takes planning. Permits also go through different offices depending on where you are.
- Lido Key is part of the City of Sarasota, so permits go through the city's building department.
- Siesta Key is unincorporated. Building permits there go through Sarasota County.
- Longboat Key is its own town, and it straddles two counties. The north end is in Manatee County and the south end is in Sarasota County. The Town of Longboat Key has its own planning, zoning and building department.
Permit rules, fees and review times change, and they change faster after a storm. We check the current process with the right office before we price a job, and we pull the permits and schedule the inspections.
